Baja Flip’s targets November opening at former El Chico location in Bossier City
A familiar Bossier City restaurant location is preparing for a new concept, with plans underway to open Baja Flip’s at 2050 Old Minden Road.
Michael Flippo of CV Bossier LLC told the Bossier City-Parish Metropolitan Planning Commission Monday that he plans to remodel and reopen the former El Chico building, which he previously operated as Chimi V’s.
“I think the time is right to go back in there,” Flippo told commissioners. “We love the spot. We just want to remodel it and open it as Baja Flip’s.”
Flippo said he is targeting the first part of November for the opening.
The restaurant is expected to operate from 11 a.m. to 9 p.m. during the week, with a 10 p.m. closing time on Fridays and Saturdays.
The MPC unanimously approved Flippo’s conditional-use request allowing the sale of high- and low-content alcohol for on-premise consumption at the restaurant and bar. No opposition was voiced during the public-comment portion of the hearing.
The Old Minden Road property was formerly home to El Chico before Flippo operated Chimi V’s at the location. Flippo told commissioners he left the property in 2022, and other tenants have occupied it since then.

NLTCC moves forward with $30 million Shreveport campus redevelopment
Northwest Louisiana Technical Community College’s planned $30 million transformation of its Shreveport campus is moving into another phase as officials seek architectural services for the project.
The Louisiana Community and Technical College System Facilities Corporation is soliciting statements of qualifications for architectural services for the NLTCC Shreveport Campus Redevelopment & Workforce Modernization project.
The solicitation follows NLTCC’s recent announcement of approximately $30 million in planned improvements to the Shreveport campus as the college marked its 90th anniversary.
The initiative, dubbed Rebuild to Rise, is intended to modernize the campus and expand its ability to support workforce training needs across Northwest Louisiana.
NLTCC said it has already invested approximately $4.7 million in Shreveport campus improvements since 2023, including HVAC work, security upgrades, restroom renovations, asbestos abatement and flooring improvements.
Statements of qualifications for architectural services are due Sept. 29.

Investment firm acquires 29,000-square-foot Bayou Walk retail property
A California-based real estate investment firm has acquired a 29,000-square-foot retail property at Bayou Walk Shopping Center in Shreveport.
According to a press release from Cove Capital Investments, the company acquired the property and placed it into a new investment offering known as Shreveport Opportunity 120 DST.
Cove said it is seeking approximately $7.07 million in investor equity for the offering.
The company said the property was acquired without debt and is fully occupied by national retailers. Commercial real estate reporting identifies the tenants as Petco and Boot Barn.
Cove said the acquisition fits its strategy of purchasing debt-free properties occupied by established tenants. The company also said the Shreveport property was acquired below replacement cost. Those financial and investment characterizations were provided by Cove Capital.
The acquisition was originally announced Aug. 18 and was identified during a subsequent review of corporate newswire announcements involving Northwest Louisiana.
